Redmond Chosen to Lead Buildout of One of 2025’s Largest Office Leases in Downtown Chicago

We're thrilled to announce that Redmond has been selected to build out Golub Capital’s new 205,000-square-foot, seven-floor office space at 225 W Randolph. This landmark relocation, which is one of the largest office leases signed in downtown Chicago in 2025, signals both a resurgence in the city’s central business district and Redmond’s continued role as a trusted partner in its ongoing revitalization.

The project marks a major milestone in Redmond’s continued work in the building. Upon delivery of this client’s new workplace, Redmond will have built spaces across more than one-third of the building’s total floors.

The firm’s success in the building has been years in the making: Redmond first delivered quality interiors for Northwestern Mutual and Stout. That track record led to Redmond’s selection for the recently completed 65,000 square foot buildout for a renowned Global Law Firm, which ultimately positioned it for Golub Capital’s assignment.

“This buildout represents both a milestone for Redmond and a powerful sign of confidence in the future of downtown Chicago,” said
John Redmond, CEO. “We’re honored to help shape the next chapter of 225 W Randolph and proud to partner with Gardiner & Theobald LLC and Ted Moudis Associates to deliver a quality space that reflects Golub Capital’s growth and commitment to the city.”

As the downtown market shows renewed momentum, 225 W Randolph is now over 85% leased, reinforcing the appeal of modernized, amenity-rich office towers that bring energy back to Chicago’s urban core in the wake of the return-to-office movement. Redmond’s continued presence in the building and its role in some of the city’s most significant tenant build outs reflects the firm’s confidence in the market and commitment to shaping Chicago’s next chapter of workplace evolution.
